In a unique initiative, by the regulatory body, for real estate investment opportunities generating annual returns, REIT funds have been launched. REIT fund is subject to the approval of the Saudi regulatory body in the kingdom, Capital Market Authority (CMA) and listed and traded in Saudi Stock Exchange (Tadawul). Consequently, Musharaka Capital was one of the pioneers to successfully launch its REIT fund. Musharaka REIT is a closed-end Real Estate Investment Fund (REIT) listed & Traded in Saudi Stock Exchange (Tadawul) in compliance with real estate investment funds regulations and Real Estate Investment Traded Funds Instructions issued by Saudi Capital Market Authority (CMA) and in compliance with Shari’a standards set by the fund’s Shari’a Advisor. The primary investment objective is to invest in constructionally developed real estates qualified to generate periodic and rental income and distribute at least 90% of the fund's net profit in cash to the unitholders annually. The fund’s return would reach up to 7% annually. The volume of the Fund on launching is SAR 880,000,000. The term of the fund is (99) Ninety years effective from the date of listing the Fund’s units in the Saudi Stock Exchange (Tadawul) and making them available for trading. The term of the fund is extendable for 2 years after obtaining the approval of the Fund’s Board and CMA. The fund manager continuously seeks best investment opportunities for the interest of the fund and the fund’s unitholders by acquiring high quality and diversified properties in terms of good location, design, construction, and tenants. These properties are all located in Saudi Araba only.
